Why should I join Blue Coast™ Real Estate?

Blue Coast™ Real Estate is quickly becoming the name to know and one of the biggest "Agent Advocate" company in South Florida. We are changing the way traditional companies do business. We offer an opportunity for hard working agents to earn more through valid leads, and have established a residual income opportunity through our subsidiary property management company. We offer a competitive commission structure which leaves no mystery and is revolutionary to the industry. We can truly say that our commission plans and payouts are an "Industry First" and are the fairest in Florida.

What is your commission structure?

50% to Associate licensed less than 2years & on All company leads.
70% to Seasoned Associate licensed for 2years or more.
80% to Team.
90% to Executive Associate (Corporate Management Staff: Managing Brokers).

What Type of License do I need?

You will need a Salesperson, or Brokers license, in good standing, issued by the Florida Division of Real Estate.

What do I do If I have a question or a problem, working as a Remote Agent?

All of our agents have FULL and DIRECT access to their County Managing Broker daily from 9am – 6pm, also on weekends by phone, live chat, or email! All inquiries by email are answered within 24 hours. The level of support we offer is what sets us apart from our competitors.

Does Blue Coast™ Real Estate do loans also?

We have the affiliation with Citibank Mortgage and other Mortgage Broker businesses to do conventional, FHA,VA, Homepath, Foreign National, and jumbo loans. Recent changes in Florida Financing Laws, require that agents MUST hold a mortgage broker license to receive any commission or proceeds from a mortgage company. We are primarily a real estate company but realize that most agents also hold mortgage broker licenses.

Do you provide a residual income plan?

We offer a 25% residual income opportunity to agents for property management through our subsidiary company. (TCA Management)
EXAMPLE: $800/month rental if charge at a 15% management rate = $120/month to company
Company pays you 25% from company fee of $120/month = $30/month to you!

Are there any team building opportunities at Blue Coast™ Real Estate?

For agents interested in building a team, we offer significant opportunity and savings and our LW Team Alliance® facilitate agents to operate their team to three counties, seamlessly, and help kick start their announcement to the world in the Homes and Land home magazine. (*restrictions apply- please contact county Managing Broker for availability).

Can I start as a one-person agent (Corporate Agent) then later transition to a team format?

Yes, we encourage our agents to grow and our support that your growth is without limits.

How possible will it be to grow a team beyond my Tri-County area?

When operating under the Tri-County Agent LW Team Alliance®, our program would allow you to expand and grow as desired. Perhaps, grow from 3, 6, 9 counties and beyond. Your ambitions and organization will guide you to how far you can grow. We will be with you every step of the way!

Is Errors and Omissions Insurance available?

Upon joining $140/a year E/O is charged to Agent. YES!!! Coverage is with a BEST A-Rated Insurance Carrier up to 1 million per incident.

Do you have a Graphic Designer?

Our corporate Graphic Designers are made available to teams of the LW Team Alliance®, upon request one marketing project per quarter at no charge.

How much will it cost to join Blue Coast™ Real Estate?

Your commission split will be qualified on whether you have been licensed two years or less, and if in management or not.

You pay the initial E/O yearly fee of $140, which initially includes your registration to over 180 BPO/REO companies, 500 business cards, a company name badge, phone extension, email. We help to make transitioning to our company easy and ready for business.
In essence the cost will be no cost to the growth-minded agent.

For Teams: The initial set-up charge of $385 with a monthly fee $195, which includes a Technology Package (Professional Team Website & emails), direct team forwarding line – simultaneously rings up to five agents, also team leader jacket and E/O included. *All other agents from team also benefit to receive: (180 BPO/REO companies, 500 business cards, a company name badge, phone extension, email), upon initial payment of $140 E/O.

Are there any mandatory floor time?

All floor time is done remotely, agent schedule time will for two-hours, which can be assigned and scheduled as either a live chat agent, or a phone agent. Floor time will be set by County Managers based on according to the flow of business and by according to the number of Agents needed for company leads and call access management. Agents will have the opportunity to decide and plan their schedule for floor time.

Are there any mandatory office meetings?

We feel that our agents are busy enough as it is. We do not require attendance at any weekly or monthly meetings. We do have occasional meetings at diverse locations to discuss changes to our business and any form/law changes if needed. We may also conduct our meetings via online conferencing.

Do I have to be located near the corporate office?

NO! Our structured operation allows agents to work remotely and enjoy the benefits of working remote. We are licensed to conduct business in all of Florida and are on a mission to recruit throughout the entire state. We can complete most of our transactions process through Fax/E-mail/Mail Etc. and while continuously keep you, and all parties involved in the transaction informed. To the end we strive to have your client be impressed by the level professionalism business was conducted, in order to want to faithfully keep YOU as their preferred agent.

Do you have a physical office?

Yes, Our Corporate Office is located 1030 S. Federal Hwy. Suite 122, Delray Beach, FL 33483. Satellite office locations are available for meeting with new agents interested in meeting with a County Manager about joining Blue Coast™ Real Estate.
Our agents are entrepreneurs working from home, utilizing our tools, management and leadership, and valuable leads to seamlessly conduct their business.

Are there any advertising requirements?

We require that the Blue Coast™ Real Estate logo be displayed on any advertisement materials our agents use while engaging in real estate activity. All Agents must Adhere to FREC advertising guidelines.
Company provides courtesy Individual Agent pictures and a courtesy Team picture that will be taken by the company photographer, which could be used for diverse marketing projects by agent or team. All pictures must be taken within one (1) month of joining.

How do you accommodate for signs and lockboxes?

Blue Coast™ Real Estate provides for sale sign to agent with listings at no charge, and will only be charged $25 for installation. Supra Lockboxes can be installed at no charge and is based on availability

What is the company commission percentage policy for listings?

For rental (residential): 10% based on annual total rent.
For sale (residential): 6.5%

We are a full service real estate company and take steps to aggressively market the company listings. We also understand our agents put all efforts in pursuing additional tasks of promoting their listings. In addition, the cost of marketing a listing has increased as a result of the longer duration in the market – and many times factors that are out of the control of the company and agents (i.e.: overflow of homes listed and not enough qualified buyers, extending process of short sale due to circumstances out of the control of the company and listing agent), therefore increasing the commission split heighten the visibility of home listed and increase the chance for higher price offering for the listing.

Exceptions: Full commission on Short Sale and Foreclosure may not be guaranteed by the bank.

Contact your County Managing Broker for a fee other than what is required by company. All agents are granted full authority to negotiate up to 6% on for sale listing without the need to contact County Manager.

For Home warranty and title insurance company, you have the right to choose who you would like to use. We urge all of our agents to develop working business relationships with various vendors to help serve their client’s needs better.

When I close a transaction, when will I get paid?

Commission payments are paid out no longer than 48hrs after the completed file has been turned into the broker, subject to funds clearing, but no later than five business days. Agents that use our affiliated closing and escrow company: are paid directly from escrow.
